What Every Buyer Needs to Know

Dream For All is a great program, but make sure you understand the following before applying.

  • Lottery System — Only ~2,000 applicants are selected by lottery. Odds are low.
  • Shared Appreciation — When you sell, you must return 20% of the home's appreciation to the state. Example: buy at $600K, sell at $900K → you owe $60K back.
  • Repayment Triggered by Refinance — A standard refinance triggers repayment of the assistance.
  • 90-Day Deadline — After selection, you must find and contract a home within 90 days. That's tight!

That's why many buyers pass on it. But depending on your situation, it could still be worth it — let's evaluate it together!

  • First-Time Homebuyer — No home ownership in the past 3 years
  • First-Generation Buyer — No ownership in past 7 years and parents never owned a home in the US
  • California Resident — At least one borrower must be a current CA resident

  • Area Restriction — Must purchase in LA County unincorporated areas or participating cities. Fullerton, Buena Park, etc. require separate verification
  • First-Time Buyer — No home ownership in the past 3 years
  • Income Limit (HOP80) — 80% of LA County AMI. ~$85,280 for a household of 4
  • Income Limit (HOP120) — 120% of AMI. ~$127,920 for a household of 4. Assistance up to $85,000
  • Minimum 1% Own Funds — At least 1% of the down payment must come from your own funds
  • Owner-Occupied — Must be primary residence
  • Education Required — 8-hour course from HUD-approved agency; submit certificate
  • Assistance Amount — HOP80: up to $100,000 or 20% of purchase price (whichever is lower). HOP120: up to $85,000
  • Repayment Terms — 0% interest. Repaid upon sale or transfer, plus a share of equity (Shared Equity)
